For me, it’s clear: if you want rental income from daily commuters, Egg Yolk is where you want to be. Egg White is still good, but it’s more for longer-term value growth or budget-conscious buyers.

  • R&F Princess Cove: Best for entry-level Egg Yolk investors. Affordable PSF but longer walk (up to 10 mins) across the bridge for RTS daily commuters.

Final Thoughts

For me, the Egg Yolk Zone is the heart of Johor Bahru’s property value. SKYONE Residence, being at the very center, gives you walkable access to Singapore, rental demand from high-income tenants, and limited land scarcity — a combination that is hard to beat.
